Buying a new build home in Amsterdam is a another experience compared to existing properties. The biggest difference? No bidding wars! This can save you time, stress, and potentially money on an agent (though they can still be helpful).

Here's a breakdown of the typical process:
Pre-Sales
This is your research phase! Subscribe to the project's website to stay updated on the latest developments and sales launch date. Use this time to gather as much information as possible:
- Project details: Architecture, floor plans, amenities, and surrounding area. Read carefully all house documents to fully understand what you're purchasing.
- Financial breakdown: Understand the price structure and any potential costs (ground lease). The price is fixed, negotiation isn't an option here.
- Customization options: Interior finishes and layout might be customizable - discuss these with the real estate agency to understand what is possible.
Tip: The more informed you are, the better equipped you'll be to make decisions during the sales phase.
Sales start:
Once sales begin, head to the project's website and express your interest. You can indicate your preferences for specific house numbers.
The developer's real estate agency will determine who gets which house. This often involves financial criteria and sometimes a lottery system. You'll be notified if you're chosen or placed on a waiting list in case the first candidate declines.
Sales in progress:
This phase continues until all houses are sold. The project's website will typically display the availability of houses (sold, reserved, or available). See something you like, even if it's reserved? Don't hesitate to call the real estate agency and express your interest.
